One of the firm’s most active divisions is the commercial real estate practice, where we represent numerous developers and tenants in lease and commercial purchase transactions, including office leases, shopping center leases, shopping center development, restaurant leases, outparcel acquisitions, condominium/apartment acquisitions and development, residential development and ground leases. We often complete transactions from start to finish, from letter of intent to execution of contracts, leases and other agreements, including operating, joint venture and financing agreements. In each of these transactions, we place special focus on our clients’ timing requirements, experience level and other relevant factors so as to ensure a smooth and efficient negotiation/completion process.

Some principal areas of our firm’s commercial development practice are:

Commercial Leasing and Licensing: The firm has negotiated many leases across the country on behalf of nationwide tenants and developers, in both office and retail environments. We also work closely with engineers, architects and developers nationwide to ensure each of our clients’ individual specifications are fully addressed. Davis, Pickren & Seydel, LLP has years of experience in obtaining business, construction, signage and other licenses, including beer, wine and liquor licenses, allowing our clients to have all of their pre-opening legal needs coordinated by one law firm. Our licensing attorneys work closely with each client to ensure all information is accurately and confidentially submitted to the relevant governmental agencies.

Commercial Acquisition and Development: The firm frequently represents individuals as well as its corporate clients in acquiring property for a broad range of commercial development purposes, including shopping centers, hotels, condominiums, townhomes, single family residences and office buildings. Davis, Pickren & Seydel, LLP attorneys have closed transactions in nearly every state within the United States, as well as in international markets such as Argentina, the United Kingdom and Russia. As part of our firm’s practice in this field, we assist our clients in drafting and implementing zoning plans, easements, operating agreements and other necessary tools for a successful development.

Mixed Use Development: Davis, Pickren & Seydel, LLP has had the unique experience of participating in complex mixed-use transactions that involve challenging zoning, title and easement issues. Our firm has also worked with the state of Georgia and various developers in incorporating conservation programs into mixed-use redevelopments, making the projects more sustainable and rewarding.
